I believe the way it works is that the wife gets the mortgage and the farang co-signs it. I doubt it would be possible for a farang by himself to get one. Sanuk! Normally they will lend only about 60% of the assessed value of the property, and repayment terms can be ridiculous - like only 5 years! However, it doesn't change the government's laws that for condo's you must show that all the money has been brought in from overseas. This requirement can only be waived if you have a Resident Permit as far as I know. YMMV, but really unless you know someone in the bank, or have a decent long term job, I don't see this as an option for most people looking to buy a condo without using a Thai person to actually own the property.
