(pattaya/Jomtien) For those of you who bought a condo as an 'investment', or otherwise, perhaps in the 2million baht range, what did you discover in your search, and what advice can u offer? I have realized that if I am going to buy, I must be able to rent it out easily, year round, and it must be drawing enough income to pay the bank and the various maintenance costs and rental service charges. It would seem, therfore, that you must have a unit of 60sqm plus to get the 25000baht range of rent. View talay, Chateau Dale, are convienient, popular, and meet all of these criteria. However, they have terible views and many of the rooms are right on the road with virtually no balcony. Anyone know of Jomtien complex condo in this regard? Or other places? Metro Condotel on soi 19 is quiet, good facilities, and a spectacular view, however, tower units are usually 44sqm, selling for about 1.3million baht, and supposedly renters don't want to be "so far" away from pattaya...Anyone with a different experience? Unless you intend on using it yourself for a reasonable portion of the year, I would forget about being able to cover expenses, let alone profit. There are always exceptions of course, but usually only found by being there in person and hearing something by word of mouth. Other may, of course, see things differently. If you r bringing in 20-25000baht/month, that covers it with a little extra 'profit'. Anyone doing this? Assuming one were to pay cash for a decent condo, what would be the monthly "service charge." I've been assuming that it wouldn't be too much. Maybe I'm wrong. SingaporeSteve Posted March 16, 2003 Report Share Posted March 16, 2003 Getting a mortgage if you are working is quite straightforward providing you have a work permit and high enough equity in the property (50%+) and high enough salary to cover at least 2-3 times the mortgage payment. No idea about the others. One thing I have noticed is that there are lots of condos in View Talay up for rent at any one time, therefore yours would need to be either cheap or in excellent condition to get a tennant. Well run but also one of the most expensive ones in that area. 120-130 Sq-m 2 bed rooms used to be around 4.3m They have studios, big, which used to be 1.5m.
