Guest
and, for commercial rice cultivation, the land has to have year long access to water through a klong. if it only relies on rainwater than there is just one harvest possible and not viable for commercial rice farming. vision25
Further update. The land comes with Nor Sor Sam papers and has road and water access. The owner got greedy and tried to put the price up because my wife is married to a farang (me) so the deal is off.

Guest
shit. would have been a great deal. nor sor 3 is just one grade below full ownership papers, which will be issued in time. but that happens often, first they quote you a ridiculously low price, and then, when you are interested the price suddenly goes up. happened to us several times on some plots of land we though about buying before we found the one we ended up purchasing (and even that caused serious trouble when we found out that the owner has lied about certain important details, and we had a huge fight including threatening her before she was made to find an acceptable compromise). that has not necessarily anything to with you being a farang, it's a very common tactic here under thais themselves.
