Opening a bar

Drawing up a business plan for a bar...not easy because although the costs are easy to estimate ( salaries and various items the price of which is known - tv,vcd,glasses etc. ),the real unknown is...how many customers will patronise the place and what will they spend ?If it were me considering the bar business,I`d want the place to be at least braking even on 40% of the best estimated turnover....also,what have you actually got if you buy a bar,if its not freehold including everything and the land its on,you really have nothing much at all and can be thrown out at any time.One other point,someone mentioned salaries for the girls - these are often very small ...sometimes nothing ::...they just eist on what they get off the customers ( not that I`m suggesting this as a fair system ).
